Listing walkthrough video editing

Room-to-room tours cut from your gimbal footage, in the order a buyer would walk the house, with a branded and an unbranded version.

What a walkthrough is

A walkthrough is the main listing video: usually one to three minutes that takes a viewer from the curb, through the front door and room by room to the yard. It runs on the listing page, the agent's website and YouTube, and it is the piece buyers watch when they are deciding whether to book a showing.

The edit has one job above the rest: make the layout clear. A viewer who finishes the tour should know where the kitchen sits in relation to the living room, which bedrooms share a hall, and what the backyard looks like from the back door.

Building the route

Gimbal footage rarely arrives in walking order. Shooters move room to room as the light allows, and the twilight shots come last. We rebuild the route so the tour flows the way you'd show the house in person, with movement that carries from one room into the next. Moving through a doorway in one clip and coming out the other side in the next makes the cut feel like one continuous walk.

Weak moves get trimmed, and so do the starts and stops at each end of a glide. A room with two good passes keeps the steadier one.

Color and sound

Interiors mix window light, ceiling bulbs and lamps, and each room can lean a different color. We correct white balance room by room so walls look the same from one shot to the next, pull detail back into bright windows where the footage allows, and keep whites white. Camera audio is usually replaced with music; if you recorded a voiceover or an on-camera intro, we clean and level it.

Branded and unbranded versions

Many listing services and MLS boards ask for an unbranded tour, with no agent name, phone number or logo on screen. We cut the branded version first and make the unbranded one from the same timeline, so both match shot for shot. Check your board's current rules and tell us what they ask for in the brief.

Keeping the tour honest

A listing video should show the house as it is. We correct color and exposure and can soften a gray sky, but we don't remove permanent features, add furniture or hide damage. If a seller asks for something to be left out of frame, such as family photos or a security panel, we blur or cut around it.

Questions

What length should the tour be?

Long enough to show every main room once. For most homes that lands somewhere between one and three minutes. Larger houses and acreage run longer; condos often run shorter.

Can you work from phone footage?

Yes, if it was filmed steadily in landscape and in good light. Send a sample clip first if you're unsure.

Can you add room labels?

Yes. Simple labels such as "Kitchen" or "Primary suite" help on larger homes. Say if you want them in the brief.
